Mazatlán: Destination with Industrial and Logistic Development

Sinaloa is part of the Northern Economic Corridor (CEN), making Mazatlán a strategic location for industrial development. With a high-capacity seaport, Mazatlán positions itself as a crucial hub for the import and export of goods.

According to the Monthly Indicator of Industrial Activity (AMAI) for January 2024, industrial activity in Mexico increased by 0.4% on a monthly basis. The report indicates that industrial production grew by 2.2% in construction and 0.2% in manufacturing industries. Additionally, according to the Mexican Association of Private Industrial Parks (AMPIP), it is estimated that between 2023 and 2025, 227 new foreign companies will arrive in Mexico each year.

Privileged Geography

Nearshoring is driving foreign investment in Mexico, especially in Mazatlán, due to its proximity to the United States. Juan Gonzalo Flores, from the International Finance Corporation Mexico (IFC) of the Bank of Mexico, highlighted that Mexico’s proximity to the United States offers significant labor and social advantages. Additionally, Mazatlán stands out as a strategic point to attract investors, benefiting from resources such as Texas gas for the local industry.

Industrial Logistics Park in Mazatlán

Investing in a lot, warehouse, or industrial land in Mazatlán is a smart option in the short and medium term. Industrial parks offer security, advanced infrastructure, and necessary permits. The Mazatlán Logistics Center (MLC) is an industrial logistics park that allows financing investments for up to 24 months without interest. Additionally, it has specialized permits such as the Strategic Bonded Warehouse (RFE), which provides advantages like secure storage of goods, reduced customs costs, and flexibility in surface use.

The state-of-the-art facilities of the MLC are designed to optimize operations and reduce costs, driving industrial growth in Mazatlán, offering spaces for light industry, stimulating the local economy, and attracting key investments to the region.
