10,000 new homes in CDMX planned, starting at 450,000 pesos

Workers who have a salary of between 7,000 and 28 thousand pesos per month will have the possibility of buying an apartment through their Infonavit or Fovissste credit or through the Housing Institute (Invi), in central areas of Mexico City as part of the Program Special of Urban Regeneration and Inclusive Housing 2019-2024.

The government of Mexico City announced the creation of 12 real estate designated areas, where the construction of 10,000 homes over the next five years has been set as a goal and prices, could range from 450 thousand pesos to 1 million 120 thousand pesos.

To do this, the builders will present their projects with the obligation that at least 30 percent of this is allocated to affordable housing. The Historic Center, Lázaro Cárdenas Central Axis, Pino SuárezTlalpan, Reforma Norte, Zona Rosa, and Vallejo I, are some of the places where these homes will arrive.

The Official Gazette of Mexico City specifies this 30 percent, half must be two bedrooms and the rest is recommended to adjust to the percentages of the number of members per household.

Inclusive housing can be acquired through a mortgage or cash credit. In the latter case, the person must submit a socioeconomic study that demonstrates that he or she is eligible to become a beneficiary of the program in accordance with the mechanism established in the Electronic Portal, which is not yet in operation.

Pablo Benlliure Bilbao, General Director of Development Planning and Land Management of the Ministry of Urban Development and Housing (Seduvi), explained that 1,250 apartments will be built per year and the first will be ready at the end of 2020, which means that they will not reach the goal of 10 thousand but 6 thousand 250.

Only natural persons may acquire it individually, in co-ownership or cooperative property, who do not own another home and comply with the requirements established in the electronic portal.

LOCATIONS

The total investment for these builders will be 23 billion pesos, there will be no changes in land use and will not allow them to be resold in an immediate term to purchase.

In all cases, the institutions that grant the mortgage loan will not receive a down payment greater than 15 percent of the sale price of the property. The credit contract may not be liquidated or transferred within a term of fewer than five years from the deed.

They estimate that the homes are located within the A and B perimeters of the Historic Center, in front of the Avenida Eje Central Lázaro Cárdenas, from Viaducto Río de la Piedad to Avenida Miguel Othón de Mendizábal Oriente (Av. De las Torres) and Avenida San Antonio Abad, from Río de la Piedad Viaduct to Fray Servando Teresa de Mier.

Also by the Hidalgo, Puente de Alvarado and Ribera de San Cosme Avenues, as well as the lots facing the Mexico-Tacuba Road, from the FFCC Avenue in Cuernavaca to the Lago Siama street. Also, those facing the Mediterranean Sea on the southern side of the street between Avenida Azcapotzalco and Mar Baffin and the blocks bounded by the streets of the Gulf of Australia, Calzada Legaria, Lake Guija, and Marina Nacional.

On Avenida FFCC Nacionales de México between Río Consulado and Aquiles Serdán, as well as the San Salvador Xochimanca neighborhood and in front of Avenida Reforma Norte, between the streets of Juárez and Eje 2 norte, and along the Calzada de Guadalupe and de los Misterios.

Also by Chapultepec Avenue, between the streets of Liege and Balderas; Avenida Insurgentes Norte, between Puente de Alvarado and Acueducto avenues, and through the Atlampa neighborhood.

Also in the Industrial Vallejo neighborhood, the polygon of the Tacubaya Cooperation Action System, and Paseo de la Reforma, Insurgentes Sur, Chapultepec, and Florencia, in the Juárez neighborhood.

According to Benlliure, there are more than 800 vacant, damaged or abandoned properties underutilized in these corridors.
