The Urban Development Master Plan was conceptualized in 2011 and approved in 2014, through the Municipal Planning Institute

Mazatlan, Sinaloa.- The president of the College of Architects of Mazatlan AC, José de Jesús Reyes Machaín, accepted that the Urban Development Master Plan that governs the port is already obsolete.

This, after real estate developers offered a conference to the media to clarify that the type of land use in the Gaviotas and El Dorado subdivisions, has always been mixed.

“They are adhering to the Urban Development Master Plan, and in that plan it is possible to make those investments, it is a document that is currently in force, it may be obsolete, but it is in force within the regulations and if it is in force it is they must adhere to what is established in those plans, “Reyes Machaín declared.

Reyes Machaín said that the Urban Development Master Plan was conceptualized in 2011 and approved in 2014, through the Municipal Planning Institute.

“From 2014 to date, economic conditions, tourism, are totally different to those we are living,” he agreed.

“In the Municipal Urban Development Plan that was approved in 2014 by the Municipal Institute of Planning, it comes in the last sections, in the annexes, there are established the coefficients of use and occupation of the land,” he added.

The construction of multifamily buildings has generated demonstrations by settlers.

One of the developers, Jesús Edén Martínez, said that currently there are between 25 and 30 constructions stopped by the complaints of the settlers.

“There are more than 25 or 30 projects that have our projects in line, to leave, and that in the face of this disagreement the neighbors are being detained, and some are detained for months, with paid building permits, so we appeal to the authorities to the Law is complied with and that it acts according to the law, “he said.

For his part, Carlos Escobar, representative of CAPSA Desarrollos, said that a law firm is taking advantage of the situation to mobilize the settlers and make a profit.

“We invite the settlers to know our projects and know the regulations, because the lawyer or adviser who is lying to them, who read it, is something that can be verified, it is something that says the Law and the regulatory plan of the city “, He said.
