The retirement complexes of the future for the +50 sector in Mexico

As in the hippie era, where there were proposals for experiential practice such as the appearance of  intentional hippie communities , which had as a pioneering project the so-called Drop City, which began as an artistic attempt but attracted the attention and volunteerism of many people, in which afterward there would be a cultural deepening with positions of  social and ecological responsibility as values to be taken into account, carrying out actions aimed at this.

It is a fact that the DNA of baby boomers is linked to these values, so they demand complexes based on thematic aspects, either through artistic manifestations of various kinds, projects that aim to maintain a strong culture based on respect, environmentalism, and in the celebration of diversity and interculturality. Creating an environment and celebration of peace, diversity, freedom, environmentalism, and solidarity, giving people the perspective of the community. Real estate complexes that in turn promote and facilitate intergenerational interaction.

Several older adults show their vision towards respect for the free expression of subjectivity and creativity, clear tendencies towards self-managed experiences. These characteristics are the common denominator in the destinations where there are currently foreign retirees in Mexico and Latin America.

Below I present the real estate business models that will establish the most significant trends in the 50+ sector.

EcoHousing

They are real estate complexes whose character is based on the enjoyment of the environment with a highly sustainable approach, where homes must comply with LEED certification and what is known as Wellness Real Estate, a trend focused on creating spaces that nourish and promote health and welfare.

Data generated by the UNWTO , announced that 83% of tourists are willing to pay more in a sustainable project ; as well as, 52% of baby boomers have as main reasons to visit a destination, interaction with society and local culture.

They tend to be thematic; supported by ecological or farm management for the creation of poultry or vegetables to harvest organic vegetables and legumes.

CoHousing

It consists of living communally but with independent housing, sharing common areas, services and social and entertainment activities. In addition, it aims to create collaborative links so that they can be used by the community, and thus obtain economic and environmental benefits by sharing resources, spaces, and objects.

Something similar to this model already occurs in the preserves of a second home in Mexico and Latin America, but this was due to the need of retirees to see that there were no clinics or hospitals specialized in gerontology and they support themselves to be able to make your aging process bearable.

Coliving

It is a shared housing designed to support a life oriented to a purpose. It is generally associated with a modern and urban lifestyle that values openness, exchange and collaboration in a home environment that inspires and enables its residents to be active creators and participants in the world around them. These environments cultivate collaboration and chance among residents and the extended community, enabling sustainable lifestyles through the exchange and efficient use of resources and space.

It is a business model that will impact, the population of baby boomers is in the middle class and these will require complexes where it is necessary to minimize costs of living in a social environment that avoids depressive illnesses and their consequences.

COLI complexes

This complex is a combination of the 3 previous models, is linked to the ecological aspect which detonates the wellness and well-being philosophies as well as the concept of cohousing by promoting the modus vivendi of a commune and achieving the concept of community and collaboration, also adding, the coliving concept to minimize the costs of living in an independent but at the same time interdependent environment.

It is estimated that there are more than 40% of single women over 65, if we add that most do not work and are subject to pensions left by their husbands, they need to look for collaborative environments where they can maximize their financial resources.

COLI is a tropicalization that we do in AMAR that has the peculiarity of being focused on satisfying the needs in the adult stage of the female sector. These complexes are delicately cared from its conception to its operation to provide a better style and quality of life to this sector.

Wellness Living Center / Holistic Living Center

These business models, as the name implies, are based on the philosophies Wellness, Wellbeing, and Holistic concepts. They are complexes focused on elderly people with few medical needs, who have an economic capacity above average and willing to live in a comfortable and unique state that promotes and facilitates outdoor activities and
that keep them active and independent always taking care of their physical, mental and spiritual health.
